Sublets

Sublet Policy:

It is the policy of the Corporation to discourage subletting and that any request for a consent to a sublease by a shareholder shall be granted only in exceptional circumstances as determined on a case-by-case basis by the Board of Directors.

Any approved sublease shall only be for a term of not less than one year nor more than two years.

The board encourages owner occupancy and strives to create a balance among maintaining our community, protecting residents, and providing flexibility to and respecting the privacy of owners.

Sublet Rules:

If an owner’s apartment is not his/her full-time residence (in residence more than six months of the year as defined by New York City law), any guest staying, in aggregate, for more than 21 days in a three-month is considered a sublet.

The sublet rule applies to all guests regardless of if there is rental agreement involving a financial transaction between the guest and the home owner.

Sublets are subject to Board approval.

Guest Rules:

Owners and tenants are required to notify Super in advance if they have overnight guests staying in their apartment when the owner/tenant is not present. They are strongly encouraged to notify their immediate neighbors as a courtesy as well.

Owners are liable for all actions of their guests/tenants, regardless of whether the owner is present during the stay of the guests/tenants.
